Maintenance
in Launceston

Small problems have a habit of becoming expensive ones. Whether it's a leaking gutter, a damaged fence, cracked plaster, a gate that won't close or a list of odd jobs that's been growing for months, we'll help you get on top of the repairs and maintenance around your property before they become bigger headaches.

Good homes are built. Great homes are maintained.
The little jobs have a habit of piling up. A loose gate. A leaking gutter. Cracked plaster. That shelf that never got installed properly. Before long, your home becomes a running list of things you've been meaning to do.
It's rarely one big job that feels overwhelming. It's dozens of little ones quietly competing for your time and attention.
That's where we come in.
Whether it's tackling a growing list of odd jobs or repairing the things that keep your home safe, functional and running smoothly, we'll help take a few things off your mind—and off your to-do list.

Painting & Touch-Ups
We can take care of small painting jobs and touch-ups where walls, trim or other surfaces have become marked or worn. We can even colour match so you don't have to guess which shade of white your walls are out of the overwhelming selection. Ideal for maintenance, rental turnovers, repairs and getting a property looking tidy again.
Drywall & Plaster Repairs
Small holes, dents and cracks have a habit of becoming the things you notice every time you walk past them. We can patch and tidy minor plaster and drywall damage to help get walls looking presentable again. Perfect before painting, moving house, inspections or general home maintenance.
Shelving Installation
Need somewhere to actually put all the things currently living on benches and floors? We can install shelving and simple storage solutions to help make better use of your space. Perfect for garages, laundries, sheds, kitchens, home offices and those awkward areas that could be working harder.
Flat-Pack Furniture Assembly
Flat-pack furniture always looks straightforward until the instructions come out. We can assemble shelving, cabinets, tables, storage units and other flat-pack furniture so you don’t have to spend your afternoon surrounded by mystery screws. Perfect for new furniture, rentals, home offices and property set-ups.
Handyman Services
There’s always something around the house that needs fixing, adjusting or finally getting finished. We can tackle the small maintenance jobs that build up over time. Perfect for busy homeowners, rental properties, older homes and anyone with a to-do list that never seems to get shorter.
Gutter Cleaning
Blocked gutters don’t just look messy—they can stop water draining properly and create bigger problems over time. We’ll clear out leaves, debris and built-up muck to help keep things flowing. Ideal for leafy properties, seasonal maintenance and homes surrounded by established trees.
Firewood Splitting & Stacking
Keeping a wood heater running means a lot of cutting, splitting, moving and stacking. We can help prepare and organise your firewood so it’s dry, accessible and ready when you need it. Perfect for rural homes, lifestyle properties and anyone relying on wood heating through Tasmania’s colder months.
Pressure Washing
Dirt, moss and grime can make outdoor areas look tired surprisingly quickly. We can pressure wash paths, patios, driveways and other suitable exterior surfaces to give them a fresh start. Perfect for seasonal cleaning, property upkeep, preparing for sale or simply making things look cared for again.
Property Maintenance Services
Door Hinge, Latch & Handle Repairs or Adjustments
Doors have a remarkable ability to stop doing the one thing they’re supposed to do. We can adjust sticking doors, loose hinges, troublesome latches and handles that aren’t working properly. Perfect for older homes, rentals and those little everyday annoyances you’ve been meaning to fix.
Fence &
Gate Repairs
A loose paling or sagging gate can quickly turn into a much bigger repair if it’s left long enough. We can tackle minor fence and gate repairs to help keep boundaries secure, functional and tidy. Perfect for residential properties, gardens, lifestyle blocks and general property maintenance.
Rubbish Removal or Dump Runs
Sometimes the hardest part of a clean-up is figuring out what to do with everything afterwards. We can load up unwanted household or outdoor items and take them away for appropriate disposal. Perfect for property clean-ups, moving house, shed clear-outs and finally getting rid of that pile.
Odd-Jobs
& Repairs
Not every job fits neatly into a category. If you’ve got a collection of small repairs, adjustments or maintenance jobs that keep getting pushed to next weekend, leave them with us. Perfect for homeowners who want to work through a property to-do list without organising five different people.

✅ Tackle the To-Do List
✅ Just a few things
Which property maintenance
package is right for you?
For the jobs that have been mildly annoying for longer than you’d like to admit.
The loose door handle. The toilet roll holder that falls off. The shelf that's about to fall off. The hole in the plasterboard. Nothing dramatic, just little things that quietly annoy you every time you walk by. Leave it with us and we’ll take them off your mind and make your life that little bit easier.
Sometimes the smartest DIY decision is knowing when to stop DIYing.
Some jobs are worth doing yourself. Others are worth doing properly. Knowing the difference is worth the investment. When it comes to ongoing maintenance, repairs and preventing small issues from becoming bigger ones, experience, the right equipment and a trained eye make all the difference.

What does property maintenance include?
A good property maintenance service is about more than fixing a loose handle, patching a wall or cleaning out the gutters.
It’s about keeping on top of the small jobs that make a property feel unfinished, inconvenient or harder to live with than it needs to be.
Every visit starts with a walk around your property and a quick chat about what needs doing. We’ll help prioritise the jobs that will make the biggest difference first, whether that means adjusting a sticking door, repairing a gate, patching plaster, pressure washing an outdoor area, assembling furniture or working through a list of smaller maintenance jobs.
As we work, we’re always looking beyond the obvious. We’ll keep an eye out for wear, damage and maintenance issues that may be easier to deal with now than later, and we’ll let you know if we spot anything that needs further attention.
Some jobs are quick fixes. Others take a little longer than expected. The aim is always the same: to leave you with fewer loose ends, fewer things competing for your attention and a property that feels more looked after.
Before we leave, we’ll tidy the work areas, remove waste where included in your service and make sure the jobs we’ve completed are finished properly.
We don’t believe property maintenance is just about fixing what’s broken. It’s about taking care of the things that have been sitting on your to-do list so you can stop thinking about them every time you walk past.
Because the best part isn’t just getting the jobs done — it’s the feeling of finally being caught up.
The cost of property maintenance in Launceston depends on the type of work you need completed, how long the jobs are likely to take and whether any materials, replacement parts, specialist equipment or waste removal are required.
A few small handyman jobs may only need a short visit, while a longer list of repairs and maintenance can be more cost-effective to tackle in a half-day or full-day booking. Things like property access, the condition of the home, the complexity of the work and whether several jobs can be completed during the same visit can all affect the final price.
For many homeowners, landlords and Airbnb hosts, grouping several home maintenance and property repair jobs together is the easiest way to get better value from a visit. Instead of organising multiple contractors or letting little jobs continue to build up, we can work through a prioritised to-do list and take care of as much as possible while we’re there.
To keep things simple, we offer three property maintenance and handyman service packages in Launceston, ranging from shorter visits through to half-day and full-day bookings. Larger repairs, project work or jobs requiring additional people may need a separate quote.
The best way to receive an accurate price is to send us your to-do list. We’ll talk through what needs doing, what can realistically be completed within your preferred package and whether any additional materials, equipment, travel or disposal costs are likely to apply.

Owner-Occupied Homes
For homes that are generally well looked after but still collect the occasional repair. Most owner-occupied homes don’t need constant maintenance, but small jobs can quietly build up over time. A regular check-in every few months can help keep things from becoming a much longer to-do list.

Rental Properties
Loose handles, damaged walls, sticking doors, broken fittings and general wear can appear quickly between tenants or during a tenancy. Regular maintenance helps keep the property functional, easier to manage and presentable between tenants.

Airbnb & Short-Stay Accommodation
For properties where presentation and functionality matter every single booking. A loose toilet seat or damaged fitting might seem minor, but guests notice quickly. Short-stay properties benefit from more frequent checks so small issues can be fixed before they affect reviews or become bigger maintenance problems.
📆 Monthly
📆 Between Guest Stays
For properties where age tends to create a longer list of little things needing attention. Older homes often come with sticking doors, tired finishes, ageing fittings and the occasional surprise. More regular maintenance can help stay ahead of small issues before they turn into larger repairs.

How often should a property be maintained?
Annoyingly, there isn’t a one-size-fits-all answer. A busy rental property, an Airbnb, an older home and a low-maintenance owner-occupied property can all need very different levels of attention. Rather than sticking to a rigid schedule, we recommend maintaining a property based on how it’s used, its age, how quickly small issues tend to appear and how important presentation is. Below is a simple guide to help you work out what level of property maintenance might suit you.
Why Choose Mr. & Mrs. Muscles?
Property maintenance is what we do. Giving you one less thing to think about is why we do it.
Home ownership comes with an endless list of jobs.
Some you'll get around to eventually. Some you'll start and never quite finish. And some are simply better left to people who do them every day.
That's where we come in.
Whether it’s ongoing property maintenance, finishing the projects life got in the way of or helping prevent small issues from becoming expensive ones, our job is simple: to help you stay one step ahead.
We'll show up when we say we will, take pride in every visit and care for your property as though it were our own.
Because we're not just maintaining properties.
We’re helping you spend less time worrying about what still needs doing — and more time enjoying your property.

FAQ
How much does property maintenance cost?
The cost of property maintenance depends on the type of work required, how long it takes, whether materials or replacement parts are required and the skill level required to complete it. Our property maintenance packages are structured around the amount of labour required rather than charging separately for every small task. This makes it easier to work through several jobs on the same to-do list during one visit.
Is it cheaper to book several property maintenance jobs at once?
Usually, yes. Grouping several small jobs together makes better use of the time on site and can be more economical than organising separate visits for each task. It also means fewer appointments, less organising and a much shorter to-do list by the end of the day.
Does it cost more if the property has been neglected?
Sometimes. A job that has been left for a long time can take longer, require more materials or involve additional repairs once we start. The good news is that once the property is back under control, regular maintenance is usually quicker, simpler and more affordable.
What services are included in property maintenance?
Property maintenance can include a wide range of small repairs, upkeep and general handyman jobs around your home or property. At Mr. & Mrs. Muscles, this can include things like minor plaster repairs, painting and touch-ups, shelving installation, skirting board installation, flat-pack furniture assembly, door and gate adjustments, fence repairs, pressure washing, gutter cleaning, rubbish removal and other odd jobs or repairs. If you have a list of different jobs rather than one large project, that’s exactly what our property maintenance services packages are designed for.
Are materials and replacement parts included?
Labour and our standard tools and equipment are included in our property maintenance pricing. Materials, replacement parts, specialist equipment, waste disposal and travel may be additional depending on the job. We’ll always discuss this with you before starting where possible.
Do you work on large properties and lifestyle blocks?
Yes. We work on residential homes, lifestyle properties, small acreage, rental properties, Airbnb accommodation and investment properties throughout Launceston and surrounding areas. Larger properties often have a longer list of gates, fences, sheds, outdoor areas and general maintenance jobs, so we can tailor the visit to suit the property.
Do you provide property maintenance for rental properties?
Yes. We can assist landlords and property managers with general rental property maintenance in Launceston, including minor repairs, damage repairs, touch-ups, gutter cleaning, pressure washing and maintenance between tenancies. We provide a full range of handyman services for landlords and rental property managers.
Do you provide Airbnb and short-stay property maintenance?
Yes. We provide property maintenance for Airbnb, holiday accommodation and short-stay properties across Launceston and surrounding areas. Short-stay properties tend to experience more frequent wear because of guest turnover, so small issues such as loose handles, damaged walls, sticking doors or broken fittings are worth addressing quickly. We can help keep your property presentable, functional and ready for upcoming guests.
Do you offer property maintenance for investment properties?
Yes. We work with homeowners, landlords and property investors who want someone reliable to handle the smaller maintenance jobs that naturally build up over time. We can assist with one-off repairs, maintenance between tenants, pre-sale preparation or ongoing property maintenance depending on what the property needs.
Can property maintenance help prevent expensive repairs?
Often, yes. Many expensive problems begin as relatively small maintenance issues. A loose fence paling, deteriorating seal, blocked gutter, damaged paint or sticking door may be easier and cheaper to address early rather than after additional deterioration occurs.
We’re not building inspectors, but while working around your property we’ll let you know if we notice something that may need further attention.
Do you do gutter cleaning?
Here in Tasmania, we experience four distinct seasons, and autumn can bring a heavy build-up of leaves and debris. Regular gutter cleaning helps keep water flowing properly and can reduce the risk of blockages, overflow and avoidable maintenance problems around your property.
Do you do pressure washing?
Yes. We provide pressure washing in Launceston for suitable exterior surfaces including driveways, footpaths, patios, paved areas, concrete and other hard surfaces. Provided you have and can provide access to an outdoor tap and power source, we are able to provide pressure washing services as a standalone service or include as part of a larger property maintenance visit.
Do you do gate and fence repair?
Yes. We can carry out minor fence and gate maintenance such as replacing damaged palings, adjusting gates, fixing latches as part of our property maintenance services. However, larger structural fence work, significant rebuilding or landscape construction projects will need to be quoted separately.
Do you repair plasterboard or drywall?
Yes. We can assist with minor plasterboard and wall repairs such as patching small holes, dents and damaged areas, as well as preparing repaired sections for paint touch-ups.
Larger plastering projects or substantial wall damage may require a separate quote.
Do you do painting, touch-ups and/or colour matching?
Yes. We can take care of small painting and touch-up jobs associated with property maintenance. This is particularly useful for rental turnovers/inspections, pre-sale preparation, minor wall repairs, scuffs, trim touch-ups and areas that don’t justify organising a full painting contractor. We can also colour match existing paint colours and sheens.
Can you assemble flat-pack furniture or install shelving?
Yes. Flat-pack furniture assembly and shelving installation are both part of our general property maintenance and handyman services. If your shelf has been sitting in the box for six months, we’re not judging.
Do you remove rubbish or take things to the tip?
Yes. We can provide rubbish removal or dump runs as part of a property clean-up or maintenance booking. Waste disposal charges may apply depending on the type and volume of material being removed, and will be added to your invoice.
Do you offer cleaning services?
We’re primarily a property maintenance business, but we’re open to taking on selected cleaning jobs where they fit alongside the other work we do. At the moment, we’re best equipped for things like pressure washing, gutter cleaning, exterior tidy-ups, shed clean-outs and rubbish removal rather than regular domestic cleaning. If you have a cleaning job in mind, send us the details. If it’s something we can reasonably take care of with the equipment we have, we’ll let you know — and as our services expand, we may offer more dedicated cleaning options in the future.
Can you do electrical, plumbing or gas work?
No. We do not undertake work that requires a licensed electrician, plumber, gas fitter or other specialist trade. If something on your list falls into that category, we’ll let you know before proceeding.
Do I need to be home while you work?
Not necessarily. As long as we have access to the areas that need attention and have discussed the job list with you beforehand, you don’t always need to be home. If we need access inside the property, we’ll arrange that with you in advance.
Will the same people come every visit?
Yes. We're a couple who love hard work just as much as we love each other, so the same people who quote your job are the same people who'll be mowing your lawn or pulling weeds. Henry AKA Mr. Muscles and Sam AKA Mrs. Muscles will be the ones answering your call, knocking on your door, building paths and adding plants to your garden. Waffles (our dog) will often supervise, with your permission of course, and for larger jobs we have a team of hired muscle who can help us!
Do you have a Working with Vulnerable People check and/or police checks?
Yes. We understand that inviting someone onto your property requires trust and trust is earned. Both Mr. & Mrs. Muscles hold current Working with Vulnerable People cards and have clear police history checks, these can easily be supplied upon request. We're committed to providing a professional, respectful and trustworthy service, giving you the confidence you need when we're working around your home, children or vulnerable people.
Are you insured?
Yes. Mr. & Mrs. Muscles is fully insured with public liability insurance up to $20 million dollars in cover, giving you peace of mind while we work on your property.
How do I get a quote?
You can call or text us on 0401 298 918, and we'll do our best to respond! Sometimes we might be mowing someone's lawn and might not hear the phone ring, so you can always email us at hello@mrandmrsmuscles.com.au or submit an online quote form through our website.
